Why buy new in Luxembourg?

This time, it's decided! You are going to buy a new home in Luxembourg.
But such a step cannot be taken without a minimum of thought and, above all, information. To help you choose the property of your dreams, read this article.

A safe bet in Luxembourg

Every year, the number of new homeowners in the Grand Duchy increases, thanks in part to the continuous increase in the population caused by the arrival of new employees.
Many of these newcomers decide to live close to their place of work, to ensure a better quality of life and to invest in a stable area, unlike others.

This economic and social climate is therefore favourable to real estate, and in particular to new construction.
Even though Luxembourg offers a wide range of housing, future buyers are increasingly looking for a home that reflects their own personality, with customised facilities and architecture.

Budget first!

Today, property developers have become aware of the increasingly demanding choice criteria of future buyers.

Firstly, the house must be well thought out, functional and make the most of renewable energy.
Secondly, the living environment must allow residents to be close to their place of work, children's activities, shops, etc., while offering a calm and secure environment.

But the final decision is of course the price!
So before you start looking at new property ads, it's important to know what your budget is!
Knowing that the average price per m2 6,250*, for example, an average budget of €537,000* is required for a 2-bedroom flat.

Save money with new!

When you buy a new property, there are several criteria that will help you save money, especially in terms of energy.

A real energy saver!

Opting for a new home is a guarantee that you will have the latest equipment in terms of home design and especially in terms of energy.

For a new home, this is considered at the planning stage:

- the overall shape of the building, which has to be compact to avoid energy losses;
- thanks to the choice of orientation of the glazed surfaces of the rooms, which we advise to have in the south, in order to make the heat of the sun enter the house and thus to spend less on heating.
- by the choice of an efficient insulation system and a ventilation system, adapted to the construction and guaranteeing a good heat distribution.

It should be remembered that this is a great advantage over older buildings, which may require additional investment to bring them up to energy standards or simply to remedy heat loss, for example.

The energy passport

This is a quality label for the energy performance of residential buildings.
It shows in a simple and transparent way the energy needs of buildings and homes.
For each new construction, the passport must be ordered by the developer if you buy a turnkey property, or by the future owner if you decide to build your home yourself.
