What are the main price trends?

Rental: A dynamic rental market
It costs an average of €1,237 to rent a flat in Luxembourg, all surfaces combined. The "family" areas (flats with more than 3 bedrooms and 3-bedroom houses) are the big winners with respectively +3% and +5% over one year. Houses increased by 3%, but this increase is essentially concentrated on very large surfaces which are subject to greater fluctuations according to the placing on the market of exceptional properties. 

Sales: Faster progress on flats


The demand for old property is not weakening, with year-on-year increases of 3% for flats and 2% for houses on sale. It is now necessary to count on average 376.328€ for a flat and 664.641€ for a house. These figures must of course be weighed against the strong regional disparities. Studios have stabilised at around 206,829€ over the last 6 months.

New build: Strong demand for new build


The new-build sector is in very good health. All types of flats, except for studios, have seen an increase over the last six months. Overall, the increase posted is 5.8% over this same period, which corresponds to an average price of €464,427 for a new flat in Luxembourg. The price per square metre now stands at €5,158 (+3% in one year). It is important to put this into perspective with the release of exceptional properties that are pulling the average upwards.
