atHome Magazine, Property Prices in Luxembourg > Mar. 2015

Property prices vary greatly from one region to another in Luxembourg. There are real disparities, both in terms of advertised prices and in terms of the supply of property.

In this article we present the first observations published in atHome Magazine in March 2015.

Central region :

Growth of 7% over one year on the average posted prices of flats. All segments are increasing except for the large areas. Studios and 1-bedroom flats benefit from the strongest increases over one year (+6% and +7%). The price of houses in the Centre region is heading towards the million mark with 948,858€, i.e. +5% over one year.

Northern region :

Prices in the Nord region remain relatively affordable compared with the Centre. Growth is stronger for houses than for flats. With easy access to this region via the A7 motorway linking directly to the capital, prices seem to be rising in anticipation: the average price of a house is €471,288 (+6% over one year), while that of a flat is €304,826 (+3.87% over one year).

Western region :

With growth of 3.72% over 12 months, the posted price of old flats remains at very high levels, averaging €408,397. The region's market share is just 7% nationally, making it the smallest region in terms of property supply. The West also has 65% of houses and seems to be more suitable for couples or families with children. Average price of a house in the West: €752,719

Eastern region :

Average advertised prices for flats have continued to rise over the past year, reaching €357,508. This represents an increase of 7% over 12 months. 1 and 2 bedroom flats have seen the most pronounced increases. The situation is identical for houses over the last 12 months, with an average price of €642,247 (+6.78%).

Southern region :

The South concentrates 48% of the supply of flats for sale, but this supply meets a real demand. The increase in average prices reflects this need, with growth of 5.2% and an average price of €326,822. The south remains an attractive alternative to the central region, with prices within 83% of the national average. Homes that can accommodate families with several children are also popular in the south. The average price for this type of property is €574,137.
