House prices in Luxembourg in autumn 2017

atHome.lu presents the main trends in property prices in Luxembourg in autumn 2017, published in atHome Magazine - October 2017.

Rental: Demand focused on the Centre                                     

In September 2017, the average cost is 1,412 for the rental of an old flat (displayed prices) and 2,577 for the rental of a houseAll regions and areas combined.

There has been an increase of 4% in the rental of flats and 5% in the rental of houses over the last 12 months. This increase is mainly influenced by the rise in rents per m² in Luxembourg City and Esch-sur-Alzette, cities where more than 50% of the supply of rental properties and 40% of the rental-related search on atHome.lu are concentrated.           

In detail, one- and three-bedroom rental flats increased the most, respectively +9 % and +8 %.
For houses, 3 and 4 bedroom properties experienced the largest increase: +13 % for 3 bedroom house rentals and +15 % for 4 bedroom house rentals.

Sale : Buying still predominates on atHome.lu                         

Representing 71% of the searches performed on atHome.lu, buying still predominates over renting in Luxembourg. There has been an increase of 4% for flats and 1% for houses for sale over the last 12 months.

In September 2017, the average cost of a property was €425,628 for a flat and €704,576 for a house (all surfaces combined).

It should be noted that regional disparities are very strong, whether for flats or houses, going from simple to double between the North and the Centre region.
On the real estate side, the majority of ads for flats for sale on atHome.lu are for 2-bedroom properties and for houses for 4-bedroom properties.

New build: New build property still growing              

Average prices for new flats continue to rise. It is now necessary to foresee an average budget of €525,738 for the purchase of a new flat This corresponds to an increase of 6% over the last 12 months.

Almost half of the new properties offered for sale are 2-bedroom flats. The majority of them are located in the central and southern regions of the country. However, the North is not to be outdone and this year is the third region to offer new flats to future owners.
