Price trends in the regions

What are the price differences between regions in Luxembourg? 
As we know, property prices vary from region to region, and there are sometimes large disparities between them. Let's compare prices and their evolution!

Centre

Thanks to a growing demand, flats have the upper hand in this region. There has been an increase of +5% in the advertised prices of flats for sale in the Centre region over the last 12 months. The average price of a flat for sale in this region is 518,398 €. We observe a stabilisation of the posted prices of houses. Only small and medium-sized properties (between 2 and 4 bedrooms) show an increase in price between 4% and 5%. The average price of a house in the centre is €949,896, or €4,920 per m².

North

Ads for flats for sale in Nord represent 7% of the properties online on atHome.lu. We can therefore see that the supply in this region is lower. We observe a general increase of 1.52% on the posted prices of flats of all surfaces over 1 year. The average price of a flat is 310,000 €. Houses are in the spotlight in this region, with an increase of 2.61 % in the posted prices of houses for sale, all surfaces combined. The average price of a house is €483,587.

West

The West region is a small region in terms of real estate supply, with a market share of 8% nationally. There has been an increase of 4% in advertised flat prices over the last 24 months. The average price of a flat is €425,383 (€4,444/m² on average). 63% of the West is made up of houses and attracts couples and families despite prices on average 14% higher than the national average. The average price of a house in this region is 773,611 € (3,991€/m² on average).

East

After a slight drop in 2014, the posted prices of flats for sale in the East region have started to rise again, and are now stabilising over the last 12 months, reaching an overall average of €359,390. Studios and one-bedroom flats are marked by the most pronounced increase in prices with 6% and 9% of increase in posted prices. The average price per square metre for all areas combined is €4,255. The prices of houses for sale have stabilised: the average budget for a purchase is €650,277 for all areas combined. Only 4-bedroom houses have seen an increase in price of 8%. In this region, there is a real preference for the extremes, i.e. small or very large surfaces.

South

The South region concentrates 47% of the flats for sale on atHome.lu. This region has a very large offer and meets a real demand. We can see an average increase of 5% in the posted prices of flats, all surfaces included. Only very large flats have seen a slight decrease (-1%) in their price. Houses show a slight decrease in prices over the last 12 months. With an average budget of 570,447 €, all areas combined, the south remains an interesting alternative to the central region, due to its attractive prices.
