Focus on the property market in the South
The southern region of the Grand Duchy offers the largest number of properties on the real estate market. This trend can be observed for both flats (47%) and houses (35%).
Another asset of the region, the sale price of flats is on average 18% lower in the South than the national average selling price.
In March 2018, the average budget to buy a flat was €367,921, and €646,511 for a house.
Flat prices in the South
Over the last 12 months, flat prices in the south of the country have increased by 21TP2Q.
In detail, it is the small areas (studios and one-bedroom flats) that have seen the largest price increase: +4 %. The prices of other types of flats remain rather stable.
On the supply side, two-bedroom flats alone account for more than half of the real estate listings. They have an average price per m2 of €4,453.
The municipality of Esch-sur-Alzette, although in high demand, has very interesting property prices for all those who wish to invest in property. On average, a flat sells for around €343,606 (price range €278,212 to €409,000).
House prices in the South
The southern region is particularly popular with families. Indeed, one third of the houses in Luxembourg are located in the southern region!
On average, house prices have increased by 5% over the last 12 months.
To become the owner of a 4 bedroom house in the region, count on 633 713 €. Although the budget is substantial, house prices are still 15% below the national average.
To find your house at the best price, focus on the communes of Schifflange, Rumelange or Kayl.
