Property prices continue to rise in Luxembourg
atHome.lu presents the main trends in property prices in Luxembourg in spring, published in atHome Magazine April 2018.
Rental: Rental prices remain stable in Luxembourg
At the beginning of 2018, it is necessary to count on average 1 385 € per month for the rent of a flat and 2 498 € for a house in the Grand Duchy (all surfaces combined).
Over the last 12 months, rental prices have remained stable for flats (+1%). The biggest rises have been for small areas - studios and 1-bedroom flats - with rents up 5% and 4% respectively. The average rent for a studio apartment in Luxembourg today is €935.
Rental prices for houses have increased more strongly, with an observed increase of 6% in rents. This increase is mainly due to the so-called "small" 2-bedroom houses, for which an increase of 9% is observed.
Note: the Centre region alone accounts for 59% of the country's rental ads.
Sale : Older flats pass the €5000/m2 mark
In March 2018, the average cost of buying a flat was €434,701 and €729,516 for a house (old property - all surfaces).
We observe an increase of 3% in the posted sales prices for flats, and 5% for houses for sale over the last 12 months. It should be noted that regional disparities are very strong, whether for flats or houses, going from simple to double between the North and the Centre region.
The average price per square metre of an old flat in Luxembourg has risen to 5,137 euros in spring 2018. For a house, the price is now 4,099 euros per square metre.
37% of the properties offered for sale are located in the Centre and South regions, which remain the most attractive regions for people wishing to buy in Luxembourg.
Nine : Demand remains strong in the Centre
Average prices for new flats continue to rise. In March 2018, the average budget for buying a new flat was €530,437. The price of a new apartment has risen to €6,307 per square metre, an increase of 4% over the last 12 months. The price per square metre of a new flat reached €6,307.
Demand for new properties remains strong, particularly in the Centre region where searches account for 42% of the total on atHome.lu.
