In the south of the country, Esch-sur-Alzette is the second most populated town in the Grand Duchy after Luxembourg City. Marked by its industrial past, the town has managed to renew itself to attract new inhabitants.

Living in Esch-sur-Alzette

The town of Esch-sur-Alzette has been undergoing a process of change for several years and has multiplied its projects to enrich its offer in terms of housing, shops and services.

One example is the Belval district, which has been transformed from a former steelworks site into a centre for training, commercial and cultural activities.
A true urban district that includes housing, businesses, leisure facilities, shops and the University of Luxembourg. Numerous buildings, all of which are environmentally friendly, adjoin elements of the former industrial site that have been preserved, renovated and integrated into the new concept in a unique way.

In the town centre of Esch-sur-Alzette, there is also a large number of shops and restaurants. There is enough to satisfy the expectations and needs of the inhabitants but also those of the many visitors.

As everywhere in Luxembourg, the housing problem is a daily concern for the municipality. The limited space available forces local officials to be imaginative. Attracted by much more attractive property prices than in the centre of the Grand Duchy, many Luxembourg residents wish to settle in this part of the country.

Finally, it should be noted that although space is limited, the inhabitants can still take advantage of green spaces! Esch-sur-Alzette has retained an attractive green lung: the Gaalgebierg, a hill overlooking the town and covered by a vast forest. There are parks, a football pitch, a camping site, a wildlife park and a natural ice rink in winter.

Esch-sur-Alzette, the second most important city in the country, has much lower property prices than the Luxembourg capital.
The average price of a flat is around €417,000 and the average price of a house is €753,000 (average prices posted in March 2020).
