With an agency or individually?

You know the value of your property, you have done some work to refurbish it... You are therefore ready to sell it! But a question now arises: should you go it alone or with an estate agent?

Selling privately: financially interesting but risky

If you believe that you are only as good as your own efforts, then you will be tempted to sell in particular. This is what you will need to plan for :

  • Post an ad on atHome
  • Manage appointment scheduling
  • Organise visits (usually evenings, weekends, and between 12 noon and 2pm)
  • Manage the administrative part (documents to be provided and recovered, reminders to be made)
  • Drafting and signing a preliminary sales agreement (including all the necessary clauses to protect you)
  • Sign the deed of sale at the notary's office.

In summary: to sell in particular, you have to be prepared to put in the time. The advantage is that the entire proceeds of the sale are yours.

Support that is worth its weight in gold

In Luxembourg, it is strongly recommended to be accompanied by a professional for several reasons. A real estate agent...

  • knows the local market very well it knows what the ideal price is to sell each property, depending on its location and the type of property (flat, house)
  • takes care of promoting your property He knows how to write an eye-catching advert and take photos that stand out from the crowd.
  • organises all the visits to your property so you can enjoy your evenings and weekends
  • accompanies you until the signing of the deed of sale The notary is responsible for protecting your interests during the signing of the preliminary sales agreement, and for collecting and transmitting all the necessary documents for the signing at the notary's office.

In Luxembourg, agency fees are 3% of the sale price of the property. In view of the complexity and risks of a property sale, we strongly recommend such support.

What are the property prices at the moment?

Prices are slowing down. Interest rates are rising. What are the trends for the coming months?

✅ My checklist:

  • Estimate the amount of time I am willing to spend on selling my property (including: advertisement, visits, selection of candidates and drafting/signing of the compromise)
  • If I want to sell alone : publish an ad on atHome and prepare my documents and my property for visits.
  • If I want to sell with an agent : compare 3 agency estimates and choose the best agent to sell my property.

Whether you are selling with an agency or on your own, you are now ready to put your property up for sale. But for a successful sale, your property must be sparkling in the eyes of the buyer. The technique? Home staging!
