Belair: the star district of Luxembourg

Located in the west of Luxembourg City, the Belair district is the capital's so-called "posh" district. It has developed strongly in recent years, with a race to urbanise that has led to the construction of new infrastructures and the creation of new residential housing.

What makes this part of the city so special? Why is it so popular with Luxembourgers and expatriates?

An ideal location

The Belair district enjoys an enviable position in the capital of the Grand Duchy. Bordered by the districts of Rollingergrund, Oberstadt, Hollerich and Merl, Belair enjoys a central position.

Although it is not entirely part of the city centre, its proximity to the heart of Luxembourg makes it a highly sought-after district, especially for young professionals.
This is one of Belair's strong points: close to the centre - on the outskirts of the town centre - its location still provides the peace and quiet that local residents are hoping for. This is despite the nuisance caused by the traffic on the two main arteries running through it, the Route de Longwy and the Route d'Arlon. Belair also extends into the side streets, which are less busy and therefore quieter. All the advantages of the city without the disadvantages - that's what makes it so successful!
Another remarkable asset is the excellent road connection and accessibility via public transport. Close to motorway access and main roads, the Belair district is also well served by public transport, with several city bus routes running through it.
With schools, shops, and all amenities, Belair is a favourite among the capital's residents.

A neighbourhood with a strong identity

Belair has a good image in everyone's eyes, and the district is commonly labelled as Luxembourg's 'posh' district.

It is also this reputation that attracts people to rent or buy in this particular area of the capital. This "posh" or "chic" label is largely due to the architecture of the buildings and, more generally, to the quality of the real estate, which largely contribute to this recognition.
The residential areas are proudly composed of large-scale structures such as old villas, detached, semi-detached or elegant residences, which characterise the area. The residential and public gardens and green spaces add a much appreciated touch of nature. The Merl Park, which is located outside of Belair, is often associated with the district because of its style. Due to its proximity, it is also frequently visited by the residents of Belair.
The building stock in the district is well maintained, most of the buildings are in very good condition and do not require any work. Even the businesses fit in harmoniously with the surroundings, without detracting from the image of the district.
The quality of the properties gives Belair its character and the image of quality of life and housing that greatly defines the identity of the district.

Housing supply and prices

Housing prices in the Belair district are relatively high, for all the reasons mentioned earlier: geographical location, high quality housing, and the image of an upmarket district.
The property market is therefore aimed at a certain category of customers, future owners or tenants.
The rate of home ownership is lower than average. This is because of the prices, but also because Belair has a higher population of young working people who rent.
Belair is one of the most expensive districts in Luxembourg City: the average price per m2 is higher than the average price for Luxembourg City, all districts combined (see atHome Magazine).
The supply of housing has increased in recent years with the growing urbanisation and the increase in population. There are still projects under construction on the few plots still available.
Belair is also, unsurprisingly, the most sought-after neighbourhood on the www.atHome.lu for both rentals and sales (by number of searches on www.atHome.lu by website visitors).
