Cessange: a residential area with great potential

Nestled in the extreme south-west of Luxembourg City, the Cessange district attracts a young and active population, seduced by its ideal location in a preserved natural setting, a stone's throw from the bustling Gasperich district.
While all eyes are on the neighbouring district of Gasperich, where, in the shadow of the construction cranes, urban, commercial and architectural projects are taking place at a frenetic pace, Cessange still enjoys a relative peace and quiet. Ideally located between the city and nature, adjacent to the Merl, Hollerich and Gasperich areas, the district is destined to develop in the years to come. Without losing its essentially residential and quiet character.
At the end of 2017, Cessange had 4,330 inhabitants, of whom 36 % were of Luxembourg nationality and 21 % of French nationality. Portuguese, Italians, Belgians and Germans followed in a much smaller proportion. The local population is essentially made up of working people, the majority of whom are in the 20-50 age bracket. But if, in one year, the population has only increased by 162 units, this should accelerate in the future...
Low density neighbourhood
Generally speaking, the Cessange district is now characterised by a predominance of single- and two-family structures. Until now, it has been one of the least dense neighbourhoods in the capital. Over the past ten years, however, multi-family structures have developed, as shown by the Rue Tubis development on either side of Rue F.W. Engelhardt. Located in the immediate vicinity of the Croix de Cessange interchange, which provides quick access to the country's main motorways, the district already has a large number of buildings that have been built very recently or are in the process of being built, making them ideal for property investments. Other projects are taking shape. It must be said that the area has a lot of potential and a lot of undeveloped land.

The main developments to come are organised in an area between the route d'Esch and the rue de Cessange. The new "Domaine du Parc de Cessange" development will cover an area of approximately 18 hectares and will eventually include more than 40 apartment buildings and more than 70 single-family homes. The entire new district will run roughly parallel to the stream. A space is planned between the new district and the stream to create the new Cessange Park, ideal for relaxation.
What are the property prices at the moment?
Priority to green spaces
Along the park, multi-family buildings will be proposed. In the heart of the district, a less dense and quieter residential area has been designed to accommodate semi-detached houses, further away from the public green spaces but with private gardens. A series of small apartment buildings will form a transition with the surrounding buildings. In total, more than 1,000 dwellings could be built within 10 to 15 years.

The district is already full of resources and is home to several private and public day-care centres. At its centre, the primary school is a prominent feature of the urban landscape, as are the church and the neighbouring cultural centre. Built in the 1950s, the school is currently being extended to meet new needs. The annex housing the sports hall, the music room and various secondary rooms has been demolished to make way for the new extension. The work is scheduled for completion in 2019.
Equipment to meet all needs
The collective facilities for children are completed by a school hostel in the rue de Cessange, and various playgrounds, including those located in the Cessange park. There are several doctors in the area, including a general practitioner, two dentists and two specialists (gynaecology and physiotherapy). In addition, there is a medical analysis laboratory in the district. Hospitals and specialists in Luxembourg City are easily accessible by public transport or private car.
The district of Cessange has a number of clubs where sports such as football, karate and table tennis can be played. A large sports centre is located to the south of the district, beyond the A6 motorway. In addition, there is the Boy Konen bike park, which was opened last summer and which is a great place to go off the beaten track. A music school located on the route d'Esch allows you to take lessons in the immediate vicinity. The Cultural Centre, located in Rue Saint Joseph, offers the inhabitants of the district many opportunities to meet, help each other and learn together.
