3 tips to sell faster!

Are you selling your property? The first thing to do is to entrust this task (which is more difficult than it seems) to a professional real estate agent whose job it is to put all his expertise at your service. Don't forget that selling your property is not only your goal, but also theirs!
The biggest part of an agent's job is to find potential buyers and put them in touch with you. They will of course conduct the viewing but at this crucial time there are a few things that are up to you; it's now up to you!

1. Be clean!

Get rid of the cobwebs, track down the dust, get rid of the dirty dishes in the sink and put away the toys of your youngest child! Even if you think that this is secondary and that the future owner will have all the time in the world to clean up once he has bought your property...think again, this influences the first impression that the visitor will have of your house, which we know is crucial!

2. Make your home a neutral ground!

The people who come to visit your property must be able to imagine themselves there: they must be able to imagine putting their daughter's bedroom where your teenager has taken up residence, and they must be able to imagine a large living room where your china cabinet is next to your grandmother's solid oak dining table! In short: clear out the clutter! Ask your teenager to take down the posters on the walls of his or her room and start packing up all your knick-knacks and other personal items that may not be to everyone's taste. You'll save space and get a head start on your move!

But sometimes, you need to undertake some minor work which, without necessarily costing you a lot of money, will make all the difference for the potential buyer between your property and another with which he hesitates. Refreshing the paint in a few rooms, renovating really damaged floors, repainting the shutters are small investments that will pay for themselves very quickly.

Finally, you can also use the principles of home staging: create a cosy and comfortable atmosphere in which the visitor will feel at ease (put soft cushions, thick carpets, window hangings, etc.) but remain sober in the choice of colours, favouring neutral shades such as beige, white and light grey....

The other solution is to hire a home stager who will use all his tips and tricks to give your interior (but also your exterior) a makeover to boost the sale of your property.

3. To sell quickly, don't be in a hurry!

Patience...that's the key word for a property sale. Selling as well as buying a property is an important act in everyone's life and is not a decision to be taken lightly. Keep this in mind and don't rush, otherwise you won't sell at the best price.
