Carry out a physical property valuation

Once you have made your selection of agencies, you will be able to estimate your property. First of all, it is recommended that you carry it out at your home with the agent (and not by telephone as some suggest) so that it can to see in detail the property and the area. This will enable real estate professionals to better soak up the good for sale and notice the details (the state of the building, hidden defects, noise/olfactory nuisance, video impossibilities, discotheque, dance bar) which could make lower or increase the value of your property.

Analyse your property valuation

Then, once the estimate has been made, take the time to study the details. It is these details that will enable you to judge the seriousness of your agent. The more detailed the estimate, the more justified and justifiable the price given will seem to future buyers.

You will find in your estimate :

  • A description of the calculation method
  • A reminder of the price per m² and per municipality
  • From comparative property listings in the same area and with photos...

Your property has a high sentimental value and this is normal but it is important to remain objective. It is better to have a fair price estimation allowing a quick sale to serious buyers.

Study the agency fees

The agency fees are unavoidable. However, competition is fierce and fees can vary from one agency to another. In average is 3% for these costs and it is preferable to avoid packages which may be more expensive.
