How to be well prepared before selling?

Preparing to sell a house or flat can be a stressful and complicated process. It can take weeks, months or even years between the decision and the sale. For a successful sale, it is therefore important to be well prepared. Here we give you our advice.

Making the decision to sell

There are several reasons for selling: a need for change, decor, children leaving home, financial worries, or a professional transfer.

But when is the best time to sell?
Look at what is happening in the market as a whole and especially what is best for your personal situation. Because even if some periods seem better than others for selling, there is no such thing as a bad time.

Preparing your property

Tidy up and finalise any outstanding repairs. Make sure your property is spotless inside and out. You may just need to clean and de-clutter. And why not consult a Home staging ?

Choosing an estate agent

Your agent will be responsible for advertising, viewing your home, and the legal requirements of selling your property. You should choose your agent carefully.
You can consult several agents in your area before making a decision.

Once all the details have been finalised, you will sign a mandate with your new estate agent which will outline the commission, estimated selling price, term of the mandate, etc. You may wish to seek independent legal advice to ensure that you understand the terms and conditions of the agreement.

Determining a selling price

Go to evaluate your property by your real estate agent who is an expert in this field. The evaluation of the selling price will depend on several factors: the location, the size, the condition, the equipment, the specific characteristics of the property...
The real estate agent will also look at similar sales in the area and current market conditions.

Promotion of the property

Promoting your property means advertising online and offline.
Your real estate agent will take care of this marketing aspect of the property sale for you. This involves photographing your property and highlighting the advantages of your house or flat. Communication is generally done via the Internet (on real estate portals, the agency's website) and in specialized newspapers or magazines.
