Where to live in Luxembourg?

Moving to (or from) Luxembourg requires a good knowledge of the property market, but also of the specificities of the different regions. After all, you don't move 20 times in your life, so you might as well study the subject carefully to make sure you make the right choice. So, which city to choose in Luxembourg?

In the Grand Duchy, the living environment is very diverse: there are lively and well-connected cities, but also rural villages, surrounded by fields and forests as far as the eye can see. Some towns even have the distinction of offering both urban and rural environments.

To help you know where to buy in Luxembourg, let's first look at the different places you can live according to your wishes, then at the types of property that are available in Luxembourg, and finally, the trends in the property market.

1. Which city to choose in Luxembourg?

If Luxembourg is so attractive, it is not only because of its salaries, but also because of the living environment it offers: you have access to nature and all the services worthy of a European capital. It is no coincidence that more than 200,000 French, Belgian and German border workers commute here every day to work. If you can move there and buy a property, you are in luck! Take advantage of this opportunity and find the ideal setting for your wishes.

So which city should you choose in Luxembourg? Here's how to target your search:

  • Do you want an urban, dynamic and well-connected environment? In this case, the big cities of the Centre and the South will please you: Luxembourg, Esch-sur-Alzette and Differdange (the latter two being close to the French border). It is the ideal choice if you want to be within walking distance of your work, while living in a lively environment;
  • Do you prefer to live in the middle of nature, even if it means commuting more to work? The towns and cities in the north and west of the Grand Duchy offer remarkable peace and quiet, and access to forests and hiking trails to liven up your weekends. Among these towns are Ettelbruck, Erpeldange and Wiltz in the North and Mamer, Bascharage and Bridel in the West. Please note: prefer cities connected by rail (free in Luxembourg). Because of the large number of border workers, the roads are always congested in the morning, which can increase your travel time by four or five times. So if you're looking for peace and quiet rather than travel time: look no further than these cities.
  • Would you opt for a perfect balance between city and nature? The municipalities in the Luxembourg suburbs are sure to appeal to you. There are towns such as Leudelange, Hesperange, Bridel, Beggen, Bereldange, Strassen, Bertrange or Capellen. These towns are at the gateway to the capital: they offer access to nature, while being very well connected to the centre of Luxembourg by public transport. For a balance between peace and quiet, transport time and access to all daily services, this is the ideal setting.

2. The main types of goods sold in Luxembourg

Each country has its own specific types of property: we know the famous English Victorian houses, or the single-storey houses of the South of France...

In Luxembourg, most buildings are optimised to accommodate a maximum number of dwellings, while preserving a large amount of interior space.

Here are the specificities of Luxembourg real estate:

  • Most of the flats sold are large 2 bedroom apartments (You can find 2 bedrooms of 80, 90 or even 100m2 - an unthinkable surface for this type of property in other countries);
  • The new houses are all terraced houses, in order to optimise the living space on a plot of land. These houses are also on 2, 3 or even 4 floors for some (between the cellar and the upper floor);
  • Most properties contain at least 2 toilets or even 2 bathrooms: This is an exception in most countries. In Luxembourg, it is almost the rule!
  • New buildings offer very high quality services compared to those in other countries (underfloor heating, triple glazing, double-flow ventilation);
  • While housing often includes one or two parking spacesNew buildings tend to offer only one space. However, it is still possible to purchase additional spaces.

In summary, the Luxembourg market is focused on spacious accommodation, often designed for single couples or couples with one child. Please note: this does not mean that these are the only properties on offer. It is simply the typical Luxembourg property.

3. Property prices in Luxembourg

In Luxembourg, the real estate market is very dynamic. The blocking of land by sellers and exploding demand is pushing prices up by an average of 10% per year. This is considerable. Buying in Luxembourg is therefore a wise option: and the sooner the better!

Not surprisingly, it is the regions of Central and Southern regions that lead the research trend rankings. They attract respectively 38% and 33% from our users. These figures can be explained in part by :

  • The city of Luxembourg
  • Esch-sur-Alzette

Two cities that together account for half of Luxembourg's population.

The third most attractive region remains the West with 13%, then the North with 9% and the East with 7%. With more affordable prices that in the two star regions of the country, more and more of buyers are interested in these three regions, driving up prices.

If these figures are to be believed, it is now more interesting to invest in these regions before prices catch up with those in the Centre and West. This is all the more true given that many major urban development projects (tramway extension) are tending to level out prices across the region.

4. Which city to choose in Luxembourg according to your needs and budget?

Prices vary from one city to another, but above all they differ greatly from one region to another. Start by analysing the particularities of each region to find out which city to choose in Luxembourg.

The Northern Region: between environmental beauty and affordable prices

Indeed, the northern region is very attractive thanks to lower prices than in the rest of the country. On average, you can expect to pay a budget of 552 651€ for a flat and 815 240€ for a house.

If you are looking for a house, the northern region is the place for you.

The South, 2nd most attractive region in Luxembourg

Unlike the North, the South is an ideal region if you want to invest in a flat. It may be the smallest region in the Grand Duchy, but that doesn't stop it from concentrating a third of the flats for sale in Luxembourg.

You will need to consider approximately €562,645 for a flat and €1,025,350 for a house.

The attraction of the East is driving up prices

The East region has everything to attract families and people looking for peace and quiet. In this region, it is the flats that are popular.

For a flat, the average price observed is €617,949. On the other hand, the price of a house reaches an average of €1,025,350.

The Centre, the most sought-after region, but at what price?

With this craze for the Centre region, prices are naturally rising. Indeed, you should expect to find flats with an average 20% price higher than the national average.

If you want to invest in the centre of the Grand Duchy, you will need to pay approximately €865,087 for a flat and €1,576,378 for a house.

The West region retains its status as the 2nd most expensive region in the Grand Duchy

Its proximity to the Centre region and the capital a few kilometres away have a direct impact on prices. You will need to allow for a budget of 795,777 for a flat and €1,187,968 for a house in the West.

Now that you have a clearer idea of where you would like to live, you can start your search for the right city in Luxembourg.
